Starting prices come from one controlled catalog. If your situation adjusts the price, the adjustment comes from the published schedule below and appears as a line item before you confirm anything.

Recurring prices are per visit. Every new customer's first visit adds the one-time $30 Initial Service Fee — one-time or recurring; after that it's just the base price. Spiders are included. Homes over 3,000 sq ft are custom-estimated.

Termite and WDO: inspection $155, real-estate WDI report $195, annual bait-station monitoring $399; each is less on the same visit as an active General Pest plan. Bait-station installation ($8.50 per linear ft, $1,275 minimum), liquid perimeter treatment ($7.50 per linear ft, $1,500 minimum) and localized corrective treatment (from $499) are quoted in writing after the inspection.
Commercial general pest, by facility size
Published monthly rates for low-risk offices and retail. Higher-activity sites start at 1.35× and food-service or high-risk sites at 1.75× the low-risk rate, rounded up to the next $5 and confirmed after inspection. The initial service is estimated at 2 months.

The adjustment schedule — published, capped, visible
These are the only ways a price can move from its starting point, and none of them can be stacked into surprises.
Initial Service Fee

Once, on every new customer's first VEREK visit — one-time or recurring. It covers the longer first visit: full inspection, baseline documentation, and setup. It applies again only after more than 12 months without a completed service, and it is never a recurring charge.
Multi-pest add-ons

Book more than one pest on a visit and the highest-priority one is your full-price main service; each other pest is added at a flat price: mosquito +$10; stinging insect, rodent, fleas & ticks and German roach +$20; bed bug and termite +$30. Spiders are included in General Pest at $0. The main service never pays its own add-on fee.
Documented condition

Light, moderate, or heavy — based on what the inspection documents, applied once at the highest applicable level.
Access
+$10–$30
Minor difficulty +$10, ladder or elevated +$20, significant or complex +$30. Safety always overrides price — genuinely unsafe work is declined or re-scoped, not surcharged.
Timing

Same-day +$49, evening after-hours +$79, emergency or weekend dispatch +$99 — arranged with the office by phone or email; online booking runs on standard scheduling. Only one timing fee ever applies.
Returning customers
−$20 / $0
No fee for time away. The Initial Service Fee returns only after more than 12 months without a completed VEREK service. An eligible same-problem follow-up carries a −$20 credit with a $59 minimum visit.
