Starting prices come from one controlled catalog. If your situation adjusts the price, the adjustment comes from the published schedule below and appears as a line item before you confirm anything.

Recurring prices are per visit. Every new account adds the one-time $30 initial service fee — one-time or recurring; after that it's just the base price. Homes over 3,000 sq ft are custom-estimated.

The adjustment schedule — published, capped, visible
These are the only ways a price can move from its starting point, and none of them can be stacked into surprises.
Initial service fee

Once per new account — one-time or recurring. It covers the longer first visit: full inspection, baseline documentation, and setup. After that, it's just the base price.
Specialty pest handling

Some pests take more equipment and care: mosquito +$10; German roach, rodent, and stinging insect +$20; bed bug +$30.
Documented condition
+$10–$30
Light, moderate, or heavy — based on what the inspection documents, applied once at the highest applicable level.
Access
+$10–$30
Minor difficulty +$10, ladder or elevated +$20, significant or complex +$30. Safety always overrides price — genuinely unsafe work is declined or re-scoped, not surcharged.
Timing
+$49 / $79 / $99
Same-day +$49, evening after-hours +$79, emergency or weekend dispatch +$99 — arranged with the office by phone or email; online booking runs on standard scheduling. Only one timing fee ever applies.
Returning customers
−$20 to +$30
Reactivating within 90 days +$10, within 180 +$20, later the full $30 fee again. An eligible same-problem follow-up carries a −$20 credit with a $59 minimum visit.
